Step 1: Prepare for Your Consultation

Start by answering the questions in our Pre-Construction Guide with our Online Sales Team. This helps us learn more about your property, preferences, and goals before we sit down together. It’s your first step toward turning your land into something truly special.

We’ll ask:

  • Where your property is located

  • Whether the land is already in your name

  • What kind of budget and financing you have in mind

  • Which of our floorplans you love

  • Any unique characteristics or restrictions on your property

Step 2: Meet with Our Design Specialist

In this meeting, we’ll go over the details you shared, learn more about your land, and talk about your goals for your future home with our Design Specialist. We’ll also begin exploring your design preferences, contract expectations, and how to make the most of your homesite.

Bring along:

  • Property documents

  • Any surveys or utility info

  • HOA/ARC rules, if applicable

  • Pre-approval or proof of funds

  • Any soil testing, if applicable

It’s a laid-back but meaningful conversation — where your home journey officially begins.

Step 3: Finalize Your Floorplan & Explore Your Options

Once you've selected a floorplan you love, you'll sit down with our Design Specialist to walk through all the available options that will bring it to life.

This is also when you’ll get to experience a test build — a hands-on, behind-the-scenes look at how different features and finishes affect your home's design and pricing. It's a fun and insightful way to explore possibilities without having to make any final decisions just yet.

Think of this step as your homebuilding preview — designed to spark ideas and help you feel confident and informed before moving forward.

Step 4: Site Evaluation

Our Project Manager will meet you at your property to walk the site together and discuss how to make the most of your homesite. We’ll review home placement, utility access, driveway layout, and any other features you envision — ensuring everything is both beautiful and buildable.

Once we’ve seen the land firsthand and outlined a path forward, you’ll sign an Offer to Proceed, and a deposit will reserve your spot as we move into the next phase.

Step 5: Review Your Site Plan & Receive Your Preliminary Estimate

Now that we’ve walked your property and gathered all the site-specific information, we’ll provide you with a Preliminary Build Estimate. This includes the cost of your selected floorplan and site-related expenses — like your custom site plan, utilities, driveway layout, and landscaping.

While this estimate doesn’t yet include any options you may select, you’ll already have a good sense of those costs from your test build experience in Step 3. This is simply the next step in making sure everything is lining up with your goals before you move forward.

We’ll review your site plan together and make any final adjustments if needed, while also walking through the change order process to ensure everything stays aligned with your vision, budget, and expectations.

Step 6: Make Your Final Selections

This is where it gets fun! You’ll meet with your Design Specialist again to choose all the finishes that will make your house feel like your home. From flooring and cabinetry to lighting and paint, we’ll help you pull together a cohesive, beautiful design.

Step 7: Final Contract Signing

After all the details have been finalized, you’ll sign your contract and receive a complete summary of your selections and final estimated cost. With everything in place, your build officially moves forward.

We’ll also walk you through the next steps for construction, financing, and scheduling, so you know exactly what to expect as we bring your vision to life.

Step 8: Order Your Appraisal

With your final plans in place, we’ll order your appraisal and work closely with your lender to keep everything on track.

Seal the deal and break ground.
Step 9: Close on Your Construction Loan

After the appraisal is complete, you’ll close on your construction loan. Once that’s done, we’ll schedule your build kickoff meeting and introduce you to the team who will bring your home to life.

And Then… We Build!

From this point forward, your home is officially under construction! Our proven process, experienced team, and clear communication will ensure that your home is everything you hoped for — and more.
